Below-Grade Foundation Waterproofing in Pacific Palisades Using BITUTHENE® 4000

Hillside construction in Pacific Palisades can create demanding conditions for below-grade foundation walls, where groundwater, hydrostatic pressure, and soil conditions must be considered. With more than 25 years of waterproofing experience, Surfacing And Waterproofing understands the importance of proper preparation, detailing, and installation before foundation walls are backfilled and access becomes limited. For this project, we installed a complete below-grade waterproofing system using BITUTHENE® 4000 to provide continuous protection against water intrusion.

Substrate Preparation and BITUTHENE® 4000 Installation

Proper substrate preparation is essential when installing a self-adhered sheet membrane. Our team prepared the concrete foundation walls to provide a clean and suitable surface for the waterproofing system, with particular attention to wall transitions, corners, penetrations, and construction joints. We then installed BITUTHENE® 4000, carefully laying and overlapping the membrane to maintain continuous waterproofing across the below-grade walls. Critical details were sealed and integrated into the membrane system to provide protection against groundwater and hydrostatic pressure before the foundation was ready for drainage board installation and backfilling.

Polyguard Polyflow Drainage Board Installation

After the BITUTHENE® 4000 membrane installation was completed, we installed Polyguard Polyflow drainage board over the below-grade foundation walls. The drainage board provides a pathway for water to move vertically toward the foundation drainage system while also creating a protective layer between the waterproofing membrane and the surrounding soil. The top of the assembly was secured with a termination bar, and the waterproofing and drainage details were checked before backfilling. At Surfacing And Waterproofing, we made sure the complete system was properly integrated and ready to be covered.
Why is a drainage board essential for Pacific Palisades properties?

A drainage board helps manage water against the foundation by providing a drainage path toward the foundation drainage system. It also protects the waterproofing membrane from soil, abrasion, and potential damage during backfilling.

BITUTHENE® 4000 is a self-adhered sheet membrane that provides a continuous waterproofing layer over below-grade foundation walls. Properly installed and detailed, the system helps protect the structure from groundwater intrusion and hydrostatic pressure.

Below-grade waterproofing protects portions of a structure that are constructed below the surrounding ground level. The waterproofing membrane is installed along the exterior foundation walls before they are covered, creating a continuous barrier between the structure and the surrounding soil.

A below-grade waterproofing membrane is the primary waterproof barrier applied to foundation walls and other buried structural surfaces. For this Pacific Palisades project, BITUTHENE® 4000, a self-adhered sheet membrane, was installed over the foundation walls to create a continuous waterproofing layer before the drainage board and backfill were installed.

A drainage board performs a different function from the waterproofing membrane. It provides a path for water to move toward the foundation drainage system while also protecting the membrane from soil, abrasion, and potential damage during backfilling.
